Thai Housing Market 2026-2027: Flat, Resale Homes Outpace New Builds

Market and pricesPublished Updated About a 4-minute read

Short answer

SCB EIC said on 9-10 October 2026 that Thailand's housing market will be flat or grow slightly through 2026 and 2027, recovering slowly, because buying power is fragile, debt is high and banks lend cautiously. The shift: resale transfers outpace new builds and resale prices are falling. DooAsset has 199 sale listings at or below 7 million baht.

What SCB EIC says about 2026-2027

SCB EIC, the research unit of Siam Commercial Bank, published its latest residential outlook on 9-10 October 2026. Its conclusion: the Thai housing market will be flat or grow only slightly through 2026 and 2027, and a real recovery will take a medium-term view.

Three forces hold it back. Domestic purchasing power is still weak, household debt and living costs are growing faster than incomes, and banks are still lending cautiously. Meanwhile home prices keep drifting up with land costs, which makes ownership harder, especially for landed homes in Bangkok and its suburbs.

Nationwide transfer counts did return to slight growth in 2026, helped by a low base after the 2025 earthquake and by buyers rushing to transfer before the fee-reduction measure's 30 June 2026 deadline. Once that push faded, 2027 is expected to go flat again.

Resale homes are this year's real story

The clearest finding in the report is that transfers of resale homes and condos are growing faster than new builds, and still hold a high share of the market. The reason is simple: resale is cheaper than new at a time when buyers put value first.

More interesting still, SCB EIC expects the price per transferred resale unit to fall, while resale supply keeps growing. Part of that supply comes from owners who can no longer carry their debt and have to sell, or whose homes become bank-held NPA stock. In plain terms for a buyer: more choice, and more bargaining power than last year.

The report also highlights the band up to 7 million baht, the range that qualifies for the transfer and mortgage fee reduction. Stock inside that band moves more easily than anything above it.

DooAsset's own numbers

Figures from live listings on DooAsset (16-17 October 2026) let you check the report against what is actually available right now.

  • 1,378 live listings in total: 475 for sale and 1,037 for rent
  • 408 Bangkok condos for sale, median price 7,946,000 baht (middle of the market 5,000,000-15,000,000 baht)
  • 783 Bangkok condos for rent, median rent 28,000 baht a month (middle of the market 20,000-48,000 baht)
  • 199 sale listings are priced at or below 7 million baht, about 42% of all sale listings; 114 are at or below 5 million, and 37 at or below 3 million

Worth noting: our median condo sale price of 7,946,000 baht sits just above the 7-million-baht ceiling for the fee measure. If you intend to use that saving, you are choosing from those 199 listings, not from the whole market. Browse condos for sale in Bangkok and condos for rent in Bangkok.

Unsold stock, and the flood factor

The report expects unsold inventory in Bangkok and its suburbs to keep falling in the short term, but only in parts of the market: condos with easy transport, and townhouses, which are coming back into favour because they are more affordable than detached houses. Detached-house inventory is not easing, because demand sits below supply.

A new variable this year is the flooding across Bangkok and its suburbs since late September 2026. SCB EIC expects it to slow the clearing of unsold stock in the short term. The worst-hit areas this time are mostly in the east and north of Bangkok, and the experience may change how buyers pick a location from here.

One more thing the report flags: the loan rejection rate in the segment at or below 5 million baht. If rejections stay high, unsold condo and townhouse stock may not fall as expected.

A checklist before you commit this year

  1. Always compare new against resale in the same location. The gap is wider this year than before.
  2. If you want the fee reduction, confirm the unit price really sits inside the 7-million-baht band.
  3. Get a mortgage pre-approval before you pay a booking fee, especially under 5 million baht where banks are strictest.
  4. Ask for the project's flood history and ground level if you are looking in the east or north of Bangkok.
  5. Budget the whole transfer-day cost, not only the price of the unit.

Frequently asked questions

Questions readers ask after this article

What does SCB EIC expect for 2027?

It expects transfers to go flat, after slight growth in 2026 that came from a low base and from buyers rushing to transfer before the fee-reduction deadline of 30 June 2026. Recovery stays slow over the medium term.

Why are resale homes more attractive this year?

They cost less than new builds, their transfers are growing faster, and SCB EIC expects the price per resale unit to fall while supply keeps rising. That gives buyers both more choice and more bargaining power.

Which price band qualifies for the transfer and mortgage fee reduction?

SCB EIC points to homes priced at or below 7 million baht. On DooAsset, 199 sale listings sit in that band, about 42% of all sale listings. Confirm the current conditions with the Department of Lands before transfer day.

What are median Bangkok condo prices on DooAsset?

Across 408 condos for sale the median is 7,946,000 baht, with the middle of the market between 5,000,000 and 15,000,000 baht. Across 783 condos for rent the median is 28,000 baht a month, middle of the market 20,000 to 48,000 baht.

How do the late-2026 floods affect the housing market?

SCB EIC expects the flooding across Bangkok and its suburbs since late September 2026 to slow the clearing of unsold units in the short term. The worst-hit areas are mostly in the east and north of Bangkok, and the floods may change how buyers choose a location.
