Short answer
Among the 59 units on DooAsset offered both for rent and for sale (as of 4 Oct 2026), the asking price equals about 18.7 years of rent: a year of rent is about 5.35% of the price (middle half 4.6–6.06%). Buying makes more sense when you plan to stay for many years and have counted transfer costs, common fees and interest.

The same unit: rent versus price
Some owners on DooAsset offer a unit both for rent and for sale, so we can compare the rent and the price of the very same room. As of 4 Oct 2026 there are 59 such units.
| Unit | Units | Median rent (baht/month) | Median price | Year of rent ÷ price |
|---|---|---|---|---|
| 1 bedroom | 28 | ฿20,000 | ฿4.95M | 5.4% |
| 2 bedrooms | 26 | ฿43,500 | ฿9.25M | 5.43% |
| All | 59 | ฿30,000 | ฿6.5M | 5.35% |
The last column is the gross rental yield (before costs). The middle half of all units lies between 4.6% and 6.06%.
How to read these numbers
- The price equals about 18.7 years of rent. Renting the same unit, you would pay rent for almost 19 years before it added up to the price (ignoring future rent changes).
- Buyers carry costs the table leaves out: transfer-day costs, yearly common fees, land and building tax, repairs, and mortgage interest, or the return lost on cash.
- Renters need no large lump sum and can move when their job changes, but they own nothing and the rent may rise at renewal.
When buying is worth a thought, and when renting is better
Buying is worth a thought when
- You plan to stay in the area for many years.
- You have the down payment and transfer costs ready without touching your emergency savings.
- The mortgage plus common fees is not much higher than the rent of a similar unit.
Renting is better when
- You are not sure about your job or area for the next 2–3 years.
- You want to keep your savings invested or in reserve.
- You are a foreigner staying in Thailand for a short time.
Buying to rent out
The 5.35% is a gross figure. After common fees, tax, repairs and empty months between tenants, the net yield is lower. See Renting Out Your Condo in Bangkok: An Owner's Checklist.
