How We Calculate
Every number on DooAsset is calculated from the available listings on the site, with the rules below.
What is the median?
The median is the middle price when the available listings are sorted from cheapest to dearest: half cost less, half cost more. We use it instead of the average because a few expensive units do not pull it up. The "middle half" is the range between the 25th and 75th percentiles.
We show a median only from 5 listings and always print the count (n) next to it; below 5 we show the lowest-to-highest range instead. Unknown values are counted as "not stated", never guessed.
Which pages are indexed?
A place page needs at least 10 available listings and leaves the index only after 14 nights in a row below 5. District and station guides need 10, neighbourhood guides 20, a line guide 3 indexed station guides and a district's project list 10 projects.
When a neighbourhood shares 80% or more of its listings with a station or its district, the smaller page is not indexed and links point to the larger one. Districts are never dropped.
What does "near a station" mean?
Near a station means within 800 m of a platform in a straight line. Platforms up to 300 m apart count as one station (for example BTS Asok and MRT Sukhumvit).
Approximate walking time = distance ÷ 80 m per minute, rounded up, so 400 m ≈ 5 minutes. The real walk along streets can be longer.
How are the times to Siam, Asok and Silom estimated?
From the rail network: 2 minutes between BTS and MRT stations, 3 on the Airport Rail Link and the Red Lines, 5 minutes to change lines, plus the walk to the nearest station. They are approximate and leave out waiting time.
How do we know a unit is still available?
Every listing has a state: available, unconfirmed, no longer available or removed. We check the listing sources every day. An unconfirmed listing is shown for up to 30 days after its last confirmation. Listings that are no longer available leave every list and every number, but their page stays online with a notice and similar available units.
How are duplicates counted?
The same unit listed more than once counts once; a duplicate leads to the main listing. A unit for both rent and sale counts once on each side, but once in a place's total.
How are numbers rounded?
Prices and medians are shown in whole baht, prices per square metre are rounded to the baht, sizes to 1 decimal place, and land is priced per square wah.
When are the numbers updated?
Numbers of places whose listings changed are recalculated every hour, and everything is recalculated every night after 03:00 (Bangkok time). The "updated" date on each page is when its numbers last changed.
Where does the data come from, and can I reuse it?
Every number is calculated from listings on DooAsset only; no market figures from other sources are used. Place data (districts, subdistricts, stations) comes from Wikidata and OpenStreetMap.
The market data CSV files are published under the CC BY 4.0 licence; please credit DooAsset when you reuse them.
How are news stories and articles fact-checked?
Every story is written in our own words by the DooAsset data team, never copied from a news outlet, and lists its sources with links in the "Sources" box.
Each fact must be confirmed by an official source, such as the Bank of Thailand, the Department of Lands, the Treasury Department or the Real Estate Information Center, or by at least 2 news outlets that report the same thing. A fact that cannot be confirmed is left out.
Every figure in a story must appear in a cited source or in listings on DooAsset. Our system checks this automatically before publishing, and a second AI checks that each sentence matches its source.
Some story images are simulated illustrations made for the article, not photos of the actual event; their alt text says so.
If you spot a mistake, tell us through the contact page; we will correct it and update the article date.
