Rents vary a lot by area. Open your building's page on DooAsset to see the median rent and the available units in the same building, or the page of the nearest station. Units priced above similar ones in the same building usually stay empty longer.

2. Prepare the unit

  • Furnish it fully. 639 of the 672 rentals on DooAsset (about 95%) are furnished; most tenants expect a bed, wardrobe, sofa, fridge, washing machine and microwave.
  • Clean the air conditioners, clean the unit and fix small things before the photos.
  • Take photos on a sunny day, of every room plus the view and the common areas.

3. Documents and the lease

  • A lease that states the rent, deposit, repairs and termination clearly: see Condo Lease Agreement in Thailand: What to Check.
  • An inventory with photos attached to the lease.
  • Stamp duty on the lease: 1 baht for every 1,000 baht of the total rent over the term, payable by the landlord.
  • Tell the condominium juristic person about the new tenant as the building rules require.

4. If the tenant is a foreigner

The owner or landlord must report the foreigner's residence (TM30) within 24 hours under section 38 of the Immigration Act B.E. 2522 (1979), and give the tenant a copy of the receipt. See the tenant's side in Renting a Condo in Bangkok as a Foreigner.

5. Tax

  • Personal income tax: rent is income under section 40(5) of the Revenue Code; you can deduct actual expenses or a flat 30% for renting out a building.
  • If the tenant is a company, it withholds 5% tax from the rent and gives you a certificate to credit when you file.
  • Land and building tax: a rented-out unit is taxed at the residential rate, starting at 0.02% of the appraised value.

6. What return to expect

Across units on DooAsset offered both for rent and for sale, a year of rent is about 5.35% of the asking price before costs. See Rent or Buy a Condo in Bangkok?
