What the Real Estate Information Center released on 12 October 2026
The Real Estate Information Center, part of the Government Housing Bank, published two price indices for new homes still on sale in Bangkok and the surrounding provinces for the third quarter of 2026 on the same day. Condominiums and low-rise houses are clearly moving apart.
- The new condominium price index stands at 161.8, up 2.2 percent on the same quarter a year earlier and up 0.1 percent on the previous quarter.
- For Bangkok alone the condominium index is 165.3, up 2.4 percent year on year.
- For Samut Prakan and Nonthaburi it is 147.1, up 1.5 percent year on year.
- The new housing-estate price index stands at 131.5, up from 131.3 a year earlier, a rise of only 0.2 percent.
- For Bangkok alone the housing index is 132.4, up 0.5 percent year on year.
- For Nonthaburi, Pathum Thani and Samut Prakan it is 128.6, down 0.5 percent year on year.
These indices track the asking prices of new projects still on the market. They are not closed deal prices, and they are not resale prices.
New condos cost more because of cost, not competition between buyers
The center says the rise in new condominium prices comes from development costs that keep climbing: construction, materials, labour, and land in prime locations, especially land close to mass transit, close to the central business district, and in areas with full amenities.
At the same time developers have to clear stock to hold up sales volume and cash flow. The tools they picked are heavier sales promotions: gifts and cash discounts that take part of the bill off the buyer. On the low-rise side, the center says prices rose more slowly because the number of unsold units kept growing, so developers there also used gifts instead of direct price cuts.
In buyer's language: the sticker price is still going up, and the real discount is hidden in the extras and the cash back. If you do not ask, you do not get it.
Construction cost pressure sits in the structural work
The same day the center published its home construction cost index for Bangkok for the third quarter of 2026: up 1.5 percent on the previous quarter and up 2.1 percent year on year. The pressure is not spread evenly.
- Structural engineering work rose 3.6 percent on the quarter and 6.2 percent on the year, the biggest move of any work category.
- Concrete products rose 13.2 percent on the quarter and 13.0 percent on the year, the fastest in three quarters.
- Architectural work rose 0.8 percent on the quarter and 0.6 percent on the year.
- Steel and steel products fell 4.1 percent on the quarter but are still up 1.5 percent on the year.
- Tiles fell 3.1 percent on the quarter and 8.5 percent on the year.
- Sanitary ware fell 0.6 percent on the quarter and 1.4 percent on the year.
What got more expensive is the part nobody can skip; what got cheaper is the finishing you can choose. That is why asking prices on new projects are hard to bring down, while anyone renovating an older unit may find finishing materials cheaper than a year ago.
Median asking prices on DooAsset right now
The center's indices measure new projects. The figures below are the medians of listings actually open on DooAsset as of 12 October 2026, which include resale units and rentals.
- Condos for rent across Bangkok: 734 units, median 28,500 baht a month, middle range 20,000 to 47,500 baht.
- Condos for sale across Bangkok: 378 units, median 8,200,000 baht.
- Huai Khwang District: 46 rentals at a median 22,000 baht; 14 units for sale at a median 4,567,500 baht.
- Bang Na District: 20 rentals at a median 13,000 baht, less than half the Bangkok-wide median.
The gap between the asking price of a new project and the median of units actually on sale is the buyer's room to negotiate. The more cost pushes new launch prices up, the better value a resale unit in the same building looks.
A checklist before you reserve a new unit in late 2026
- Ask for the cash discount and the free extras as numbers, then have them written into the reservation form or the contract. That is where a seller can move, not on the sticker price.
- Always compare resale units in the same building or area first; the gap against a new launch can run past a million baht.
- Check whether the price you are discussing is at or under 7 million baht, because the cut in transfer and mortgage registration fees to 0.01 percent each applies to homes up to that price.
- Buying off-plan: ask to see real progress on the structural work, the category where costs are rising fastest.
- Renting: use the area median as your starting point, then trade a longer lease for a fixed rent.
