1. Set a budget and get a loan pre-assessment
As of 4 Oct 2026 condos for sale on DooAsset have a median price of about 154,758 baht per sqm, and the median one-bedroom unit costs 5.98 million baht. Ask a bank for a preliminary loan amount before you search, and keep money aside for transfer-day costs: see Transfer Day Costs for a Resale Condo in Thailand.
2. View the unit and check the building
- Use the Condo Viewing Checklist for the unit.
- Ask for the common fee per sqm per month, and the balance of the building's sinking fund.
- Look at the lifts, parking, and any major repairs the building has planned.
3. Check the title deed
- Ask for a copy of the condominium title deed and check the owner's name, unit number and area against the unit you saw.
- See whether the unit is mortgaged to a bank. If it is, the seller must redeem it on transfer day, with the seller's bank attending at the Land Office.
- If the buyer is a foreigner, have the foreign quota confirmed: see Can Foreigners Buy a Condo in Thailand?
4. Reservation and the sale agreement
The agreement should state:
- The price, the reservation money, the deposit and the balance due on transfer day.
- The agreed transfer date, and what happens if either side defaults.
- Who pays the transfer fee, taxes and duties.
- The furniture and appliances included in the price.
- What happens if the bank does not approve the loan.
5. Apply for the loan
The bank appraises the unit and decides the loan; timing depends on the bank. Apply right after signing the sale agreement and leave time before the transfer date.
6. The debt-free letter
The seller must get a letter from the condominium juristic person certifying that no common fees are owed. The Land Office needs it to register the transfer.
7. Transfer day at the Land Office
- Buyer, seller (or their attorneys) and any banks involved attend together.
- Pay the agreed fees and taxes, then receive the condominium title deed endorsed with the buyer's name.
- Check the name, unit number and area on the deed once more before you leave.
8. After the transfer
- Tell the juristic person about the new owner, and collect key cards and parking cards.
- Change the names on the electricity and water accounts, and move your house registration if you will live there.
- Record the meter readings on handover and make sure the seller has paid all outstanding bills.
