Two rounds, 55 items, first one closes on 15 October 2026
Sukhumvit Asset Management, the state-owned asset management company known as SAM, announced on 12 October 2026 that it is putting 55 foreclosed properties, or NPA, up for auction with a combined value of more than 153 million baht. The sale runs in two rounds.
- Round 19.1: 54 items worth 151 million baht in total. Registration closes on 15 October 2026 and bids are opened on 22 October 2026.
- Round 19.2: one item. Registration closes on 30 October 2026 and bids are opened on 6 November 2026. The press release puts this round at 22 million baht, which does not square with the 153 million baht total, so check that figure with SAM first.
- The list runs from empty plots and condominium units through townhouses, semi-detached and detached houses to commercial buildings, plus factories and warehouses on the investor side.
- The sample properties sit in Bangkok, Chon Buri, Rayong, Udon Thani and Phuket.
- Registration and sealed bids go in with the required documents at SAM's head office, Sun Towers on Vibhavadi Rangsit Road in Bangkok. The call centre is 1443, option 2.
Six partner banks offer loan terms reserved for SAM customers: Bangkok Bank, UOB, TMBThanachart, Kasikornbank, CIMB Thai and the Government Housing Bank. Each bank sets its own conditions, so this is not one single rate, and the announcement gives no interest figures.
The Bangkok properties in this round
Two of the items are in Bangkok and suit buyers looking for a home rather than an investment.
- A 57.21 square metre unit in The Coast on Sukhumvit Road, Bang Na Tai, Bang Na district, within walking distance of Bang Na station on the Green Line and close to the BITEC exhibition centre. The starting price is 5.33 million baht, which the announcement works out at 93,288 baht per square metre.
- A three-storey commercial building with a mezzanine, two adjoining units on 74.4 square wah in Khlong Bang Bon, Bang Bon district, near Bangpakok 8 Hospital. The starting price is 6.18 million baht.
The cheapest examples are outside Bangkok: a single-storey house on 24.6 square wah in Mueang Rayong from 1.17 million baht, a single-storey house on 50.9 square wah in Si Racha, Chon Buri from 2.15 million baht, a 29.11 square metre condominium unit in Mueang Phuket from 2.09 million baht, and a three-storey commercial building on 44.7 square wah in Mueang Udon Thani from 9.13 million baht.
SAM also runs a referral campaign that pays up to 3 million baht per item to anyone who brings in a buyer, whether through the auction or a direct sale, under the company's own conditions.
Starting prices against the median asking prices on DooAsset
A starting price is not automatically below market. It is the price at which bidding begins, and a popular item closes higher. The quickest sanity check is to put it next to what comparable homes are actually asking in the same area. The figures below are the medians of the listings open on DooAsset on 13 October 2026.
- Condos for sale across Bangkok: 392 listings, median 8,100,000 baht.
- Condos for rent across Bangkok: 742 listings, median 28,500 baht a month.
- Bang Na district: 25 open listings, with 6 condos for sale at a median of 3,000,000 baht, ranging from 1,712,500 to 4,400,000 baht, and 21 for rent at a median of 13,000 baht.
So The Coast unit, starting at 5.33 million baht, sits well above the 3,000,000 baht median for condos for sale in Bang Na on DooAsset. It is also a 57.21 square metre unit, larger than the studios and one-bedrooms that set that median. The comparison that matters is the price per square metre of similar sized units in the same building or the one next door, not the price per unit.
Six things to check before you bid
- Visit in person. Most NPA units have been empty for a long time, and plumbing, wiring and general condition are costs the starting price does not include.
- Ask whether anyone is still living in the property. Vacant possession may not arrive on transfer day.
- Ask for the outstanding common area fees on a condominium unit. A new owner usually has to clear them before the transfer can go through.
- Budget the transfer fee, the mortgage registration fee and repairs on top of the price you bid.
- Settle the loan with the bank before bidding day. The special terms belong to each bank, so ask what they will actually lend against that specific property.
- Read every auction condition SAM sets, including the deposit, the payment deadline and whatever the seller does not warrant, then compare the property with ordinary listings in the same area one more time.
Auctions suit buyers with cash, time to inspect and tolerance for condition risk. If you want a unit you can move into with someone to answer questions at every step, an ordinary listing is still the straighter route.
