The MRTA has given its clearest timeline in a year for the three lines it still has under construction. Kajphajon Udomthammapakdee, governor of the Mass Rapid Transit Authority of Thailand, told the MRTA Future Connect forum on 18 October 2026 that the first train for the Orange Line East arrives in November and that the public should be able to ride the line free at the end of 2027. Here is the full schedule he set out, and what it means for the areas around Ramkhamhaeng, Bang Kapi, Min Buri and Rat Burana.

Orange Line East: train in Nov 2026, free rides Dec 2027, fares Jan 2028

This section runs 22.5 kilometres from Thailand Cultural Centre out to Min Buri (Suwinthawong). Civil works are finished and the systems work stands at 75.12%. The delivery schedule is as follows.

  • The first train set arrives in Thailand in November 2026.
  • The remaining sets arrive through May 2027, bringing the fleet to 16, after which systems and running trials begin.
  • Free public trial rides are expected in December 2027, and the governor says the MRTA will try to start sooner.
  • Commercial service with fares begins in January 2028.

On that timeline, the rental and resale markets along the eastern Orange Line tend to react between now and the start of test running, rather than on opening day. A one-year lease signed this month would also fall due close to the free-trial period.

Orange Line West is further out: 36.87% built, opening Jul 2030

The other half runs 13.4 kilometres from Bang Khun Non to Thailand Cultural Centre. It is 36.87% complete, service is expected in July 2030 and another 16 train sets have yet to be delivered. In other words, Thonburi and Bang Khun Non have about four more years to wait, not one.

Purple Line South: civil works 79.35%, phased from 2029, full line 2030

This line runs 23.6 kilometres from Tao Poon down to Rat Burana at the Kanchanaphisek Ring Road. Civil works are 79.35% complete and should finish around October 2027, but the systems and operating contract is not settled. The MRTA will use a PPP Gross Cost structure, hiring a private operator as it did on the Purple Line North. The proposal goes to the MRTA board in November or December 2026 and then to the cabinet, with an operator expected by the middle of 2027.

In the meantime the authority plans to bring Purple Line North trains across. Trial running starts in phases in 2029, from Tao Poon to the National Library, where there is a turnback point, and the full line follows in 2030. Rat Burana and Thung Khru will therefore not be served in 2029; the first phase covers only the upper Phra Nakhon side.

Two spots where roads are still closed

Tunnel repairs near Wachira Phayaban station (PP19), after Samsen Road subsided in front of the Vajira Hospital entrance, are at the retaining-wall stage. The MRTA aims to reopen part of the road around May 2027 and all lanes by October 2027. The water seepage in the tunnel near Wong Wian Yai station has stopped, the structure below is being repaired, and the road surface above should be fully returned within two to three months.

Median prices on DooAsset along the eastern Orange Line

From listings open on our site as of 18 October 2026 (median condo rent per month):

  • MRT Phra Ram 9, the interchange area next to Thailand Cultural Centre, has 52 open listings, a median rent of 23,000 baht from 45 listings and a median sale price of 5,890,000 baht from 14 listings. See MRT Phra Ram 9 area · condos for rent · condos for sale
  • MRT Huai Khwang has 18 open listings and a median rent of 18,500 baht from 16 listings. See MRT Huai Khwang area · condos for rent
  • MRT Hua Mak, median rent 15,000 baht from 5 listings
  • MRT Yaek Lam Sali, median rent 15,000 baht from 3 listings
  • MRT Bang Kapi, median rent 13,000 baht from 3 listings
  • MRT Min Buri, the eastern terminus, median rent 10,000 baht from 3 listings
  • On the Purple Line South side, MRT Tao Poon has a median sale price of 2,900,000 baht from 5 listings, and Rat Burana district a median sale price of 3,595,000 baht from 2 listings

The spread along a single line is wide: the median rent at MRT Phra Ram 9 is 13,000 baht a month above MRT Min Buri. Anyone who can accept a longer ride has lower-rent options on the same line, though the number of listings at the eastern end is still far smaller than in the central districts.

Phase 2, four more lines, still only a plan

The Ministry of Transport wants the MRTA to begin phase 2 as soon as the first phase is finished: the Brown Line from Khae Rai to Lam Sali, the Grey Line from Watcharaphon to Thong Lo, the Silver Line from Bang Na to Suvarnabhumi Airport and the Light Blue Line from Din Daeng to Sathon. All four are still being studied or redesigned, so none of them has a construction or opening date yet.

Checklist before you commit to a rail corridor

  1. Work from the fare start date rather than the free-trial date, because trials are usually limited in hours and stations.
  2. Compare the rents at each station against your actual monthly travel cost before deciding which area is cheaper for you.
  3. Ask the juristic person whether the building sits in a construction or noise zone, especially around Samsen and Wong Wian Yai where roads are still being repaired.
  4. Check whether your lease renewal falls near the opening date, since that is when owners tend to review the rent.
  5. If you are buying to let, calculate the yield on today's rent, not the rent you expect once trains are running.
