Short answer

GH Bank is taking applications for its 73rd Year Beyond home loan until 30 December 2026, with signing due by 29 January 2027. The 0.73% rate covers only the first three months

The Government Housing Bank (GH Bank) launched its 73rd Year Beyond home loan on 7 September 2026 with a 20 billion baht credit line behind it, open to every borrowing purpose. On 9 October 2026 the bank made the loan the centrepiece of its stand at the 13th Udon Thani Money Expo, which runs from 9 to 11 October 2026, and the "from 0.73%" line was back in front of buyers.

Read the product sheet, though, and that 0.73% a year turns out to cover the first three months alone. The rest of the ladder runs like this:

  • Months 1-3: 0.73% a year
  • Months 4-9: 1.73% a year
  • Months 10-24: MRR minus 3.415%
  • Years 3-6: MRR minus 2.415%
  • Year 7 to the end of the contract: MRR minus 1.00% for welfare customers, MRR minus 0.50% for retail customers

MRR is the number to watch, because it floats. GH Bank's sat at 6.145% a year when the campaign was announced, so any rise feeds straight into the installments from year three onwards.

The honest measure of cost is the effective interest rate across the whole loan, which the bank works out itself on a 1 million baht loan over 20 years: 3.98% a year for welfare customers, 4.18% for retail customers, and 4.39% where the money goes on equipment or clearing debt.

Applications close 30 December 2026, signing by 29 January 2027

The product page is plain about the window. Applications run from 1 September 2026 to 30 December 2026, and approval and signing have to be finished by 29 January 2027. The bank also keeps the right to close the scheme early once the credit line is fully lent, which makes 30 December a ceiling rather than a promise.

One perk has already gone. The free collateral appraisal for refinancing customers needed an application by 30 September 2026. What is left is the bank paying the mortgage registration fee for you, up to 1 percent of the loan and no more than 200,000 baht, for refinance-in customers on this product. The clause most people skip sits right beside it: refinance out to another lender inside five years and the bank takes that fee back.

On term, the loan runs for no less than 3 years and no more than 40 years, and a borrower's age plus the loan term cannot exceed 70 years. Judges, prosecutors and other roles that retire after 60 get a limit of 75 years instead. Eligible groups are welfare customers without deposits and general retail customers.

Credit life insurance decides whether you get 0.73% or 0.98%

The 0.73% row applies where the borrower takes credit life insurance on the bank's terms. Without it, or with a policy that misses those terms, the whole ladder shifts up: 0.98% a year in months 1-3, 1.98% in months 4-9, MRR-3.165% in months 10-24 and MRR-2.165% in years 3-6. The effective rate moves to 4.12% a year for welfare customers and 4.32% a year for retail customers.

The insurance conditions are narrow. The bank specifies the Khum Niran Plus or Khum Niran Max Life premium plans and requires one of its listed conditions, such as cover for the full registered loan amount across every account under the same collateral and a policy term of at least 10 years. So before comparing this rate with another bank, add the premium into the cost rather than comparing promotional headline rates.

Property type matters too. The loan covers buying land with a building or a condominium unit, construction, extension, repair and redeeming a mortgage from another lender. The bank defines "building" as a detached house, semi-detached house, townhouse or residential commercial building, and excludes flats and rental houses. A condominium qualifies as a unit.

Median prices on DooAsset: the numbers to size an installment with

DooAsset currently has 351 open condos for sale in Bangkok at a median of 8,390,000 baht, with the middle half of the market between 5,474,500 baht and 15,950,000 baht. On the rental side there are 623 open condo listings at a median of 29,000 baht a month (data as of 9 October 2026).

Be careful with the "2,500 baht per million" example GH Bank quotes. That is the installment during the promotional period, not across the contract. To judge whether the payment is affordable, size it on the effective rate the bank itself publishes, 3.98% to 4.18% a year, and compare that with your income and the rent you pay now, rather than on 0.73%.

For buyers with a tighter ceiling, the lower end of the market at 5,474,500 baht sits close to the brief we used in our guide to condos under 5 million baht, which shows which areas still hold stock in that range before you take real prices to the bank.

Six things to check before you apply

  1. Confirm whether you count as a welfare or a retail customer, because from year 7 the rate differs between MRR-1.00% and MRR-0.50% a year.
  2. Decide on credit life insurance before applying. The gap starts in the first month and the conditions require a policy of at least 10 years.
  3. Size the installment on the effective rate rather than the promotional rate, then set the price ceiling for the homes you view.
  4. Count the age limit carefully: borrower age plus loan term cannot exceed 70 years, which shortens the term and raises the monthly payment.
  5. If you refinance in, note that the registration fee of up to 200,000 baht the bank covers is reclaimed if you move out within five years.
  6. Prepare income documents early. Salaried staff need payslips and 6 months of bank statements, the self-employed need 12 months of statements, and do not wait for the final day because the scheme can close once the credit line runs out.

Frequently asked questions

Questions readers ask after this article

How long does GH Bank's 0.73% rate last?

Months 1-3 only. After that it is 1.73% a year in months 4-9, MRR-3.415% in months 10-24, MRR-2.415% in years 3-6, and from year 7 MRR-1.00% a year for welfare customers or MRR-0.50% a year for retail customers.

What is the application deadline?

Applications run from 1 September 2026 to 30 December 2026, and approval plus signing must be completed by 29 January 2027. The bank reserves the right to close the scheme earlier once the full credit line has been lent.

What changes if I skip the credit life insurance?

Without insurance, or with a policy outside the bank's conditions, months 1-3 cost 0.98% a year and months 4-9 cost 1.98% a year. The effective rate moves from 3.98% to 4.12% a year for welfare customers and from 4.18% to 4.32% a year for retail customers.

Can I use this loan to buy a condo?

Yes. The purposes include buying land with a building or a condominium unit. GH Bank defines a "building" as a detached house, semi-detached house, townhouse or residential commercial building, and excludes flats and rental houses.

What do refinance-in customers get, and what is the catch?

The bank covers the mortgage registration fee actually paid, up to 1 percent of the loan and no more than 200,000 baht. If you refinance out to another lender before five years, the bank reclaims it. The free collateral appraisal required an application by 30 September 2026 and has lapsed.
