RentingPublished Updated About a 2-minute read

Short answer

Renting a condo in Bangkok takes seven main steps: set a budget that includes the move-in money, choose an area by commute, shortlist and view units, reserve the unit, read and sign the lease, pay the deposit and advance rent, and inspect the unit and read the meters on key day. About 95% of the rentals on DooAsset are fully furnished, so you can usually move in almost at once.

1. Set a budget that includes the first payment

The monthly rent is not the only money you need. Most leases ask for a two-month deposit and one month in advance, about three times the rent in total. See the example in Renting Your First Condo in Bangkok: How Much Money Do You Need?

2. Choose the area by commute

Start from your office or school and look at the stations within a travel time you accept. Units 500–800 m from a station are often about 14% cheaper than units next to it: see How Much More Do You Pay to Live Next to a BTS/MRT Station?

3. Shortlist and view

  • Shortlist 3–5 units and view them on the same day so they are easy to compare.
  • 639 of the 672 rentals on DooAsset (about 95%) are fully furnished, so check the furniture and appliances as well.
  • Bring the Condo Viewing Checklist.

4. Reserve the unit

Once you decide, the owner or agent usually asks for a reservation deposit to hold the unit. Get a receipt that says the reservation money will count towards the deposit or rent, and when it is or is not refundable.

5. Read and sign the lease

6. Pay the deposit and advance rent

Pay by bank transfer into an account in the same name as the landlord on the lease, and get a receipt every time.

7. Key day

Inspect the unit with the owner, photograph everything, record the electricity and water meter readings, and sign the inventory list. See Move-In Day Checklist for a Rented Condo.
