How to read the table

  • Units next to a station cost the most: within 300 m the median rent is 25,000 baht.
  • The sweet spot is 500–800 m: a median of 21,500 baht, 3,500 baht a month less than next to the station (about 14%), or about 42,000 baht a year, for a similar size (36 versus 35 sqm).
  • Beyond 800 m it is not cheaper still: the median is 23,750 baht. Almost half of them (32 of 68) are in Watthana district, mostly deep in the Thong Lo sois where rents are high anyway, so price does not fall with distance.

Does BTS or MRT make a difference?

System (units within 800 m)UnitsMedian rentRent per sqm
BTS164฿25,000฿607
MRT112฿23,000฿676
Airport Rail Link16฿24,950฿616

Units near the MRT have a median rent 2,000 baht below the BTS but a higher rent per sqm, which means MRT units are smaller overall. If you want space, units near the BTS give more square metres for the money.

Choosing a distance that pays off

  1. Walk it on viewing day. 600 m on a shaded pavement is not the same as 600 m across a main road.
  2. Check the last stretch. Many sois have motorcycle taxis or a building shuttle to the station.
  3. Count the whole month. Saving 3,500 baht in rent is partly eaten up by a daily motorcycle taxi.
  4. Rain. In the rainy season, units far from a station are harder going.

Every listing page on DooAsset shows the nearest station with its distance and walking time, so you can compare before booking a viewing, or browse units by station on the transit page.
